A Tiled Roof Extension Gives a Growing Family a Second Lounge in a Small Garden

With the kids getting older, the family needed more room downstairs. When the children took over the lounge, the adults had nowhere else to go. They wanted a proper second lounge they could use all year, not an extra room that only worked in summer.

The Challenge:

The garden was small, so the new room had to make the most of the space without swallowing the outdoor area. Old drainage ran along the back of the house, and the design had to work around it. Only a low wall separated the garden from next door, so privacy was a concern. They also wanted the option to open the room up to the kitchen, which meant it had to meet building regulations.

Our Approach:

We recommended a tiled roof extension. It suits the look of the house and keeps the room warm enough to use all year. On the boundary side we built a full wall. It gives privacy, and the only view there was a fence. Doors on the right open onto the larger patio, and a dwarf wall runs around the base with glazing above to let the light in. The new roof covers the old French doors, so we added two Sky Vista roof lights. They light the new room and, just as importantly, the kitchen and dining area behind it.

The Results:

Built to building regulations, the extension allowed the internal door to come out, so the new room and kitchen now work as one space. The house bricks were no longer made, so we worked with the customer to find the closest match. Wooden flooring was chosen to sit well with the herringbone floor in the lounge. The result is a warm, cosy snug used all year, and somewhere to go when the kids take over the lounge.
