This customer wanted to extend their terraced new-build home to create more usable downstairs space for a growing family. The priority was to add a room that felt genuinely functional, modern, and comfortable throughout the year while staying within realistic planning limits.

The Challenge:

As a terraced property within a modern development, the extension needed to comply closely with planning guidance. The customer wanted the space to be as large as possible without risking refusal. Light retention was also critical, as the extension would cover existing rear-facing rooms. The space had to work as a proper lounge, with suitable layout for seating and television positioning, rather than feeling like an occasional room.

Our Approach:

We recommended a 4,000mm tiled roof extension as the most realistic depth likely to receive approval. During planning, the customer looked into increasing the projection. After speaking with our planning specialist, we realised that a projection of 4,500mm or 5,000mm would likely not work. This is mainly because of the terrace layout and the size of the garden. The design includes full-height walls on both sides to maximise warmth and layout flexibility. Door openings were aligned with the internal doors to create a straight line from the house through to the garden, improving flow and usable space. A large rooflight was added to maintain light levels and provide ventilation. The anthracite frames and slate grey roof were selected to match the surrounding development.

The Results:

The completed extension delivers a warm, modern lounge that works comfortably all year. Despite the long projection and solid construction, natural light has been carefully retained in both the new space and the existing rear rooms. The layout works perfectly for family living, and the extension feels fully integrated with the house rather than added on. Finished with high-quality internal décor by the customer, the room has become a central feature of the home. The success of the project has led the customer to proceed with a loft conversion through our team.
